  • Please email info@maxamhotels.com cancellation requests. This will properly timestamp your cancellation request. Do not call or leave a voicemail for this type of request.

    In order for us to process your cancellation, we require the following: Reservation ID, name, email used for booking and reservation date.

    • To receive a refund (minus 10% of your reservation total*) the cancellation must occur at least 30 days before check-in. 

    • *A 10% booking cancellation fee will be applied to all canceled reservations.

    • If a guest cancels 14 days before check-in, 50% of the total reservation cost will be forfeited. If a guest cancels between 0-14 days before check-in, 100% of the reservation cost will be forfeited. 

    • For any bookings that need to be rescheduled, a rebooking fee of $75 will apply. 

    Group Cancellation Policy

    • Bookings that are cancelled within 60 days of arrival will result in a forfeiture of 100% of estimated room charges plus tax. Cancellations outside of 60 days are permitted (minus 10%) of total reservation cost.

  • Our rental rates vary throughout the year based on seasonality. During peak times, such as summer and holidays, prices are generally higher due to increased demand. On the other hand, off-peak periods, like winter and mid-week stays, often offer more affordable rates. Nightly rates typically fall between $175 and $500.

  • Click on the "book now" button. Picture your desired treehouse then scroll all the way to the bottom to see the available days. If you do not see the available days for that particular accommodation, choose another accommodation.

  • Depends on the unit type:

    Micro Villa

    • Micro villas units can only accommodate 2 guests. These units are non-pet friendly.

    A-Frame

    Your initial reservation accommodates two people in your price. If you have a pet included in the mix, we ask that you do not have extra guests in the room.

    • ACCEPTABLE:

      • 2 adults, 1 child (12 years old and under)

      • 2 adults, 1 pet

    Glamping Airstream and Luxury tent

    • Your initial reservation accommodates two people at your price. The Glamping XL unit can accommodate 5 guests. The Glamping large unit can accommodate 4 guests. Each guest after 2 is charged a fee of $50 for their entire stay.

    • Yes, small & medium dogs under 65 lbs subject to availability. We offer one pet-friendly unit. 

      • Treehouse 1: The Finger Lakes Treehouse is the only A-frame unit that allows pets.

    • A non-refundable pet fee of $125 applies for each stay, and complimentary pet beds are available for use. Please pick up pet bed. Please ensure your pet stays on a leash at all times and that you clean up after them.

    • Failure to comply with our pet policy will result in a $250 fee.

    • At this time, we do not accept large breed dogs.

  • Onsite amenities include:

    • 1 private wood fired hot tub for all units (Included in booking price)

    • 5 person communal electric sauna (Included in booking price)

    • 2 shared communal bike rentals (Included in booking price)

    • Personal fire pit for all units (Included in booking price)

  • You will receive your check-in information 24 hours in advance of your stay with lockbox information and code. Please adhere to the check-in time of 3:00 pm and a check-out time of 11:00 am. Housekeeping is scheduled accordingly and will be ready based on your expected time

  • Yes, there is a micro-kitchen in each unit (EXCEPT for the micro villas) that comes equipped with a small refrigerator and small freezer, a two burner electric stove top, a microwave, sink, mini pots/pans, a set of wine glasses, a set of coffee mugs, and utensils for cooking a simple meal. 

    Additionally, if you are looking to grill outdoors, we have a communal charcoal grill for use at any time for guests. Charcoal is not provided and may be purchased ahead of time.

  • A-Frame Treehouse

    The interior finishings vary slightly over the five units but all amenities and offerings associated with your stay are the same across the board.

    Luxury Glamping Sites

    The Glamping sites are Airstream trailers that have an additional sleeping accommodation in the form of a luxury tent that is equipped with A/C. The Glamping sites are seasonal based on weather conditions.

    Micro Villas

    hese units are identical in their offerings and finishings minus the physical positioning on the property. 

    NOTE: All units come equipped with a private wood fired hot tub. 

  • We are pleased to offer our venue for weddings, along with accommodation for up to 20 guests. Please note that we are a venue-only provider and do not offer wedding planning, coordination, purchasing, setup, or breakdown services.

  • Please respect your neighbors and the serenity of our property by limiting excessive noise in communal areas to no later than 8 pm. If you are found to be the source of a complaint we will ask you to leave the property.

  • Yes, It’s a temporary hold on your payment card to cover potential damages or house rule violations during your stay.

    NOTE:

    • It’s not an additional charge. The hold only converts to a charge if damages or violations occur and is automatically released after checkout.

    • You will be informed if any portion is retained.

    • We are unable to provide an invoice for the security deposit, as it is not an actual charge but a temporary hold on your payment card.
